The method changes with the job. What stays constant is the planning that precedes the demolition: structural assessment, utility disconnection, hazardous material survey, and a site-specific demolition plan that identifies the method, the equipment, the sequence, and the safety controls.

## Manual demolition

Manual demolition is demolition performed with hand tools — pry bars, sledgehammers, chipping hammers, and hand-held breakers. It is the slowest method and the most labor-intensive, but it is also the most precise and the least likely to cause collateral damage. Manual demolition is the right choice when:

- The demolition is small in scale — removing a single wall, a section of flooring, a bathroom or kitchen during a remodel.

- The work area is inside an occupied building where mechanical equipment cannot access or would create unacceptable dust and vibration.

- The structure being demolished is immediately adjacent to elements being preserved — manual demolition allows the worker to control the demolition boundary with precision that mechanical methods cannot match.

- Selective demolition within a historic structure requires careful separation of materials to be kept from materials to be removed.

In Miami residential renovations, manual demolition is the standard method for interior work: removing drywall, tile, cabinetry, and non-structural partitions. For concrete demolition, manual methods are limited to small-scale breaking of concrete that has already been saw-cut into manageable sections. ## Mechanical demolition

Pre-demolition surveys of neighboring properties, vibration monitoring during demolition, and limiting breaker size and operating hours in residential areas are standard practices.

## Selective demolition

Selective demolition — sometimes called surgical demolition, interior demolition, or soft demolition — is the removal of specific building components while preserving the rest of the structure. It is the most common type of demolition in renovation and remodeling projects. In selective demolition, the contractor removes what the plans say to remove and nothing else. The demolition boundary is precise, and the methods — cutting rather than breaking, disconnecting rather than tearing — reflect the need to preserve adjacent materials.

Selective demolition applications in Miami:

- **Interior demolition for renovation:** Removing interior walls, ceilings, flooring, and MEP systems while preserving the building structure and envelope. This is the standard method for commercial tenant improvements and residential renovations.

- **Partial structural demolition:** Removing a section of a building — a wing, an addition, a floor — while the rest of the building remains occupied or structurally intact. This requires engineering review to confirm that the remaining structure is stable and code-compliant after the demolition.

- **Concrete cutting for openings and penetrations:** Creating new door openings, window openings, and MEP penetrations in existing concrete walls and slabs while the building remains in use. Selective demolition demands different skills than full structural demolition. The operator is working inside a structure that must remain standing, often adjacent to finished surfaces that must not be damaged. The demolition sequence must be engineered to avoid removing a structural element that is temporarily supporting something above it. Dust control is more demanding because the work often occurs in occupied spaces. And the debris removal path is constrained by doors, hallways, and elevators.

## Deconstruction

Deconstruction is the systematic dismantling of a building to maximize material recovery for reuse and recycling. It is the opposite of mechanical demolition — instead of breaking materials into mixed debris, deconstruction separates materials by type so they retain their value. Wood framing is denailed and sorted by grade. Brick and stone are cleaned and palletized. Doors, windows, cabinets, fixtures, and architectural elements are removed intact for resale. Concrete is separated from rebar for recycling.

Deconstruction is more labor-intensive and slower than mechanical demolition. The cost is higher per square foot. The value proposition is material recovery: the salvaged materials offset some or all of the additional labor cost, and the reduced disposal volume (and reduced disposal fees) provides additional savings. Deconstruction also qualifies for LEED credits and is increasingly required by municipal ordinances for certain building types and ages.

In Miami, deconstruction is most commonly applied to single-family residential demolition where the home contains valuable architectural salvage — vintage doors, hardwood flooring, period fixtures, and building materials that have resale value. Commercial deconstruction is less common, largely because commercial buildings are typically concrete and steel construction where material separation is more difficult and the value of recovered materials is lower relative to the labor cost.

## Implosion

Implosion is the use of strategically placed explosives to collapse a building inward on its own footprint. It is the most dramatic demolition method and the one that requires the most specialized expertise — only a small number of contractors worldwide have the experience and licensing for explosive demolition. Implosion is used for large structures — high-rise buildings, stadiums, industrial structures — where the height of the structure makes mechanical demolition impractical, and where the site has sufficient clear zone around the building for the collapse debris field.

Implosion is rare in the context of Miami concrete cutting and demolition services. It is not used for the residential, commercial, and light industrial demolition that constitutes the vast majority of Miami demolition projects. - **Is the demolition complete or partial?** Complete demolition opens the full range of methods. Partial demolition points toward selective demolition with concrete cutting for precise separation boundaries.

- **What is the structure made of?** Wood frame demolition is faster and less equipment-intensive than concrete demolition.
